
1. RESPECT & CONSIDERATION
✅ Treat all housemates, staff, and visitors with respect. No aggressive, violent or disruptive behaviour
2. CLEANLINESS & HYGIENE
✅Keep your room tidy and free from pests.
✅Wash dishes immediately after use.
✅Cleaner for common areas comes every second Thursday starting 27th Feb.
✅Be a good sport and put rubbish bins out the front Thursday evenings.
2. HEATING & COOLING
✅ Electricity bill is shared amongst all tenants evenly (for the days they’ve lived at property)
✅Be mindful of when you turn heating or cooling on, it affects everyone’s rooms.
3. NOISE CONTROL
✅ Quiet hours: 10:00 PM – 7:00 AM (Please keep noise levels down during this time).
✅No music, TV, or conversations that disturb others.
4. VISITORS & SECURITY
✅Visitors are allowed between 9:00 AM – 9:00 PM only.
✅You are responsible for your visitors’ behaviour.
✅No overnight guests.
✅Safety cameras installed in common areas.
5. SMOKING, ALCOHOL & DRUGS
🚫 No smoking inside the property.
🚫No illegal drugs or excessive alcohol consumption on the premises.
6. SAFETY & EMERGENCY PROCEDURES
✅ Keep emergency exits clear.
✅In case of fire, use the nearest exit and call 000 immediately.
✅Report any safety hazards to management.
7. KITCHEN & APPLIANCE USE
✅Label and store your food properly.
✅Do not leave cooking unattended.
✅Clean up after yourself.
8. BATHROOM & LAUNDRY
✅ Keep bathrooms clean and dry after use.
✅Do not leave personal belongings in shared spaces.
✅Laundry facilities are available from 7:00 AM – 9:00 PM.
9. RENT & MAINTENANCE
✅ Rent must be paid on time.
✅Report any damages or repairs needed to management immediately.
✅Do not tamper with locks, smoke alarms, or other house fixtures.
10. CAR PARKING
✅ Please do not park across neighbours driveways.
10. TERMINATION OF TENANCY
🚫 Breaching these rules may result in warnings, loss of bond or eviction.
